Emergency repairs
What is an emergency repair?
We will attend to emergency repairs and make them safe within 24 hours with follow-up repairs being carried out on a separate order.
To report an emergency repair please call 0800 783 2399 between 8.30am and 6pm, Monday to Friday. Outside these times please call us on 0845 070 7711.
Emergency repairs are identified below.
The following items are classified as emergency repairs.
- Fire - including making your home safe.
- Structural damage or failure that is a health and safety risk.
- Gas leaks and escape of fumes.
- Floods.
- Total loss of electric power.
- Unsafe electrical fitting.
- No lights to kitchens or bathrooms where there is no window or staircase.
- Total loss of power to all sockets.
- Total loss of power to kitchen sockets only.
- Total loss of heating or hot water.
- Burst pipes.
- Major water leaks where the leak cannot be contained.
- No cold water supply to the property.
- Securing entrance doors or windows.
- Blocked toilet where it is the only one in the property.
- Blocked drain causing waste water to surge into basin, bath, sink or toilet, posing a heath and safety risk.
- Forced entry and lock changes (if a crime reference number is supplied or for vulnerable tenants).
- Offensive or racist graffiti.
- Lift fault, when there is only one lift in the block unless other arrangements have been made (i.e. where two lifts need to be operational at all times).
Remember DO NOT report emergency repairs online.
Top tip
How to change a light bulb
1. Turn off the lamp or light. If the bulb’s hot, let it cool before you touch it.
2. Take hold of the bulb and turn it counter clockwise until it is released from the socket.
3. Insert the new bulb into the socket and turn it clockwise until it fits properly.
4. Turn the lamp or light back on to check that it works.
