Your responsibilities

You are responsible for keeping your home clean and tidy and in reasonable decorated. This includes:

  • clearing all unwanted belongings (including from roof spaces or gardens)
  • carrying out minor repairs (such as replacing plugs and chains for sinks and basins)
  • taking preventative action to avoid damage (for example: regular airing of the property to avoid condensation caused by cooking and heating).

Please remember that someone else will be moving into your home should you decide to leave.

MHT London is responsible for repairs regarding the structure of your home and has additional responsibility to carry out certain repairs to your property. There are also some repairs that you will have to carry out yourself. These include:

Baths

 

Stack pipe blockages.

Chains and plugs

 

On basins, baths and sinks.

Decoration (internal)

 

Except when the damage is caused by other repairs that we have carried out.

Domestic appliances

 

If they belong to you.

Fixtures and fittings

 

Such as coat hooks, curtains and curtain rails.

Gardening maintenance

 

If you have sole use or it is shared with no service charge for maintenance.

Hand basins

 

Waste pipe blockages.

Infestation

 

By pigeons, rats, insects etc. Contact your local council – unless a separate service charge has been agreed.

Keys

 

If you ask us to change a lock, we will recharge you.

Locks

 

Except communal locks.

Re-lighting pilot light on gas boiler

 

Including resetting any heating controls or programmers.

Tap washers

 

Fitting and replacement.

Telephone points

 

 

TV aerials and sockets

 

Unless communal.

Washing lines

 

 

Waste blockages

 

Including basin, bath and kitchen sink.

 

In communal areas, tenants are responsible for ensuring that stairways, hallways and other areas are kept free from rubbish and are not blocked by any obstructions, such as bicycles or prams, which may hinder exit in the event of a fire. Top tip

How to change a light bulb

1. Turn off the lamp or light. If the bulb’s hot, let it cool before you touch it.

2. Take hold of the bulb and turn it counter clockwise until it is released from the socket.

3. Insert the new bulb into the socket and turn it clockwise until it fits properly.

4. Turn the lamp or light back on to check that it works.
